Predictable permit coordination for signage in Belgium

Permit coordination for signage in Belgium requires a clear understanding of local procedures, timing, and legal responsibilities. Loket 285 manages local permit trajectories so international projects remain predictable and manageable. Our role is not execution, but procedural risk management.

Our Coordination Logic

Loket 285 acts as a coordination layer between international project teams and local authorities. We manage feasibility checks, procedural alignment, and timing expectations.

  • Internal Processing: For submission-ready dossiers, we maintain a fixed internal processing time of maximum 10 working days.
  • Regional Scope: We coordinate trajectories in Flanders, Brussels, and Wallonia. Please note that procedures in Wallonia are currently paper-based, affecting local lead times.
  • Outcome: While we do not promise outcomes or approvals, we ensure dossiers enter review correctly and without avoidable delays.

Essential Constraints

To maintain procedural integrity, Loket 285 operates within strict professional boundaries:

  • Pre-existing Compliance: We only coordinate new signage permits. We do not provide regularizations for existing building violations or illegal structures.
  • Proof of Ownership: For projects in Brussels and Wallonia, a formal proof of ownership (title deed extract) and written owner consent are mandatory to initiate the procedure.
  • B2B Only: Our services are exclusively available for professional organizations and multisite rollouts.

Why local coordination matters

Permit procedures for signage are handled at the municipal level. While regional legislation defines the framework, municipalities apply their own regulations and interpretations. Identical signage concepts may be accepted in one city and refused in another, especially in heritage zones or high streets.

Loket 285 ensures that your signage project is aligned with local expectations before formal review, limiting the risk of late refusals or enforcement actions.

First step: Compliance Scan

For international teams, the Compliance Scan is the mandatory first step. It provides a focused assessment of feasibility, local constraints, and realistic timing. Based on this scan, the cost of which is 100% credited upon a full project restart, teams decide on the required level of coordination.

Professional Fees & Coordination Scope

For multinational project teams, Loket 285 provides budget predictability through a transparent, fee-based structure. Below are our standard baseline fees for common signage trajectories.

Terms of Engagement

To ensure a predictable and transparent permit coordination process, Loket 285 operates under the following conditions:

  • Fixed Pricing: We apply fixed fees for our services (Compliance Scan, Plan Drawing, and Full Coordination) to provide full budget certainty.
  • Credited Scan: The cost of the mandatory Compliance Scan is 100% credited upon a full project restart with Loket 285.
  • Processing Time: Our internal processing time of maximum 10 working days for submission-ready dossiers begins only after the full dossier handover and receipt of payment.
  • Pre-payment Policy: Invoices are payable within 7 calendar days. Procedural work commences only after funds are received in our account.
  • Mandatory Documentation: For projects in Brussels and Wallonia, a formal title deed extract (proof of ownership) and written owner consent are strictly required to initiate any procedure.
  • Existing Compliance: We assume the existing situation is fully permitted; Loket 285 does not handle regularizations for pre-existing building violations.
  • No Outcome Guarantee: While we ensure a procedurally correct trajectory, the final decision remains with the local authority. Refusals based on local aesthetic or policy criteria do not entitle the client to a refund.
